Founded in 2001 METEC is a non-profit 501c(3) organization that was established to provide economic opportunities for families that live in Peoria, specifically those earning low-to moderate wages. We believe the road to improving ones economic well being, starts with financial literacy. Financial education is the core of every program METEC offers. METEC is a HUD-approved housing counseling supplier with expertise in homeownership and downpayment program administration. Our programs now serve more than seven counties including Peoria, Knox, Tazewell, Stark, Woodford, Mason, and Fulton.

Housing Counseling

So, what does it mean to work with a HUD program or HUD approved housing counseling agency? HUD stands for Housing and Urban Development. The Housing Counseling Program was created under subsection 106a of the Housing of Urban Development Act of 1968. In 1968 these programs were authorized to provide advice to tenants and homeowners with respect to financial management, property maintenance, and other counseling that is appropriate to assist families and individuals with improving their housing conditions and meeting the responsibilities of homeownership. The Housing Counseling Program also includes the Federal Housing Administration (FHA) single family programs.

As a HUD approved housing counseling agency METEC is committed to providing an effective housing counseling program our commitment is evident through the knowledge and expertise of our staff. Housing counselors are required to complete certification in housing counseling and credit counseling approved by HUD. Counselors participate regularly in continuing education programs to increase their knowledge in specialized subjects. Counselors are required to attend continuing education that include mortgage default, the foreclosure process in Illinois, financial literacy, mortgage terms, FHA training, credit and budget counseling, money management and more.

Pre Purchase Counseling–Homeownership Education

Pre Purchase counseling includes monthly home buying classes and one on one counseling. Classes are available 24/7 through our on line class training and are available in English and Spanish. Home buyers learn at their own pace and are held accountable with integrated quizzes and tests. Bi monthly pre purchase classes are held in our office. We’ve partnered with local realtors and lenders to conduct bi-monthly classes using the Keys to Homeownership curriculum.

Our pre purchase education uses a comprehensive curriculum and meets specified requirements outlined in the National Industry Standards for housing, education, and counseling. Topics include:

  • Assessing Readiness to Buy a Home
  • Budgeting and Credit
  • Financing a Home
  • Selecting a Home
  • Maintaining a Home and Finances
  • Budgeting for Homeownership
  • Sustaining Homeownership and Avoiding Delinquency

One-on-one counseling works to determine a participant’s home buying readiness. Individual credit analysis are conducted, debt to income is reviewed to determine how much house they can afford. An Action Plan is created to explain what services METEC will provide to assist with your home buying journey.

Post-Purchase Counseling

Post-Purchase Counsleing focuses on protecting the borrowers’ investment, home maintenance and budgeting. Workshops and one-one credit counseling are offered to help participants take care of their home and their finances so they can continue to enjoy homeownership for many years. In the workshops homeowners learn basic skills to maintain their home (i.e. changing filters on furnaces, checking for water leaks, and maintaining their lawns); they also learn how to do common repairs and what steps to take when hiring a contractor.
